I've copied this message from an Italian manager who investigated the effect of every building 1 year ago. My opinion, it's not worth the purchase. You better invest directly in your arena.
"Hi to all, since I’m tired of wandering aimlessly around the forum every time I need some data about the new structures and specialists, I tried to write an extensive summary of what we know.

Arena: it grants an increase to the weekly merchandising income.
- 200k upgrade = from +3k to +7k per week
- 500k upgrade = from +5k to +13k per week
- 1M upgrade = from +12k to +15k per week
- 2M upgrade = supposedly from +15k to +22k per week
- 4M upgrade = from +22k to +26k per week (this means it would take 160 weeks at best to repay the cost, thus more than 3 years in real life).
Warning: building cost is NOT cumulative, any upgrade costs the same, even if you already have a lower-tier one.
Side note: the optimal final dimension of the arena is 15000-18000 bleachers, 5000 lower tier seats, 500 courtside seats, 50 luxury boxes. Maximum total attendance to a match is of roughly 22000-23000 people.
All the other structures:
- Level 1 has an initial cost of 500k and a weekly expense of 5k
- Level 2 has an initial cost of 800k (or 300k in case of an upgrade from level 1) and a weekly expense of 10k
- Level 3 has an initial cost of 1M (or 200k in case of an upgrade from level 2) and a weekly expense of 15k
Gym: it grants a boost to the cross-training.
Practical example: while training Passing, more or less 10% of the points earned from the single session is given to a random skill, randomly chosen from the ones that are not directly trained. The Gym grants some more points to this bonus, supposedly without taking away anything from the direct training.
- Level 3 apparently doubles the amount of decimals given to the cross-training (from 0.030 to 0.060 points to the random skill)
- Level 1 apparently grants a +30% of decimals given to the cross-training (from 0.030 to 0.040 points to the random skill)
Training Court: it constantly trains all the team members in Free Throws, regardless of the minutes they played each week. Probably this structure is the most useful one.
- Level 3 should grant a pop in FT every 6 weeks in an 18yo and a pop every 9 weeks in an over30yo
- Level 2 should grant a pop in FT every 7 weeks in an 18yo and a pop every 11 weeks in an over30yo
- Level 1 should grant a pop in FT every 11 weeks in an 18yo and probably a pop every 20+ weeks in an over30yo
Health&Recovery Center: it helps speeding up the healing of an injured player. No data available.
TV&Radio Station: it should grant an increase in the weekly merchandising incomes as well as soften the decrease of fans attendance to your arena after a lost match. However, it’s hard to define the practical effect on this two aspects of the game, since there is a lot of unpredictability. Not enough data available on its effectiveness.
As of now, the only effect seems to be an increase of +3% of the season ticket sales with the level 2. However removing the structure didn’t take away that bonus, so maybe that’s not an answer too.
Merchandise Store: it grants an increase to the weekly merchandising income.
- Level 1 = +10k per week
- Level 2 = +15k per week
- Level 3 = +20k per week
Unfortunately, this means that the net profit (excluding the weekly maintenance cost) is always 5k, regardless of the level of the structure. Until further data is available, it would be better to avoid the level 2 and 3 ones, since the only benefit would be a reduction of the overextension tax.
